I'm Carly. I am a licensed VA attorney, active real estate investor, mom to a 8-year-old and mom-figure to a 15-year old stepson, wife, lover of all things colorful and wild, serial dreamer, recovering introvert, enough of a cynic to keep me from being naive, but also wildly optimistic.

I prepare lending documentation for all types of creative finance deals (owner-finance, wraps, leases with option, rent to own, land contract, subject-to, etc.), help with deal analysis, provide private lender representation, draft real estate documents such as contracts, deeds, options, memoranda of contract, road maintenance agreements, etc.

If you close with a title company, and need legal paperwork drafted, I am your attorney. If you need a quick turnaround on legal documents outside of closing, I am your attorney. If you need contract review or contract drafting, I am your attorney. If you are a private lender and want independent counsel on a deal to ensure you are protected, I am your attorney. If you are a private lender and want assistance drafting documents for a closing, I am your attorney. If you are a borrower and need counsel to help you understand your loan terms and documentation, I am your attorney.

My ideal client cares deeply about ethics, is willing to use paperwork that is legal and drafted properly, does not create unnecessary fires, seeks and is willing to hear counsel, and does not already believe themselves to be an attorney based on google or ChatGPT. I am a very diligent researcher and I will give you accurate, thoughtful, and appropriate legal advice on your matter. I stay up-to-date on investor trends and court cases that affect our business. Because I also invest, I understand your business, your needs, and how to protect you.

My Background

I grew up in Portsmouth, VA, and graduated from Woodrow Wilson High School in 2000. I subsequently attended Old Dominion University, graduating with a Bachelor of Science in Business Administration, and receiving the honor of being the top International Business Graduate of the year. I then attended and received my Juris Doctor from William and Mary Law School in 2008. I was first licensed to practice law in Florida, subsequently moving back to Virginia and gaining my licensure here in 2011.

I began practicing real estate in 2015, and love working with investors. I did my first house hack flip in 2014  and have been investing ever since. I self-manage a portfolio of 13 mid-term rentals, private lend, and wholesale or renovate a couple of times a year in between being a mom, lawyer, and in general enjoying life! Real estate helped me have the life of my dreams and I am so excited to be a part of that journey for you, too.
